Basement Waterproofing in Northern Missouri and Southern Iowa

Basements get wet for reasons that have little to do with how well the house was built. Saturated soil creates hydrostatic pressure that forces water through the smallest opening in a wall or floor joint. Poor exterior drainage and downspouts that discharge at the foundation keep that soil saturated for days after a storm. Cracked or deteriorated walls give the water a direct path in, and grading that slopes back toward the house makes every one of these problems worse.

Ignoring basement moisture is expensive. Persistent damp creates the conditions mold needs, and mold in a basement affects the air in the rest of the house. Moisture accelerates rot in sill plates, floor joists, and anything stored down there. Long term, water pressure keeps working on the foundation itself, and a documented moisture problem lowers what buyers and inspectors are willing to accept when you sell.

Our approach is to find the source rather than manage the symptom. We look at grading, downspout discharge, wall condition, and existing drainage before recommending anything, then design a system around what is actually letting water in. That might be interior perimeter drainage and a sump system, exterior membrane work, a vapor barrier and dehumidifier, or a combination. What it will not be is a coat of sealer over a problem that needs drainage.
