Foundation Wall Repair and Stabilization

Foundation wall problems rarely announce themselves all at once. They show up as a horizontal crack running along a block course, a stair-step pattern climbing through the mortar joints, a wall that looks like it is leaning in at the top, or gaps opening where the wall meets the floor joists. Inside a finished basement the first sign is often a crack in drywall or a door that no longer latches.

In Northern Missouri and Southern Iowa the causes are usually a combination of three local conditions. Expansive clay soils swell when wet and shrink when dry, constantly loading and unloading the wall. Freeze-thaw cycles push frozen soil against the foundation through winter. And when drainage is poor, saturated soil creates hydrostatic pressure, a steady sideways force that concrete block and poured walls were never meant to carry indefinitely.

Left untreated, these problems accelerate. A wall that has started to move continues to move, cracks widen and let water in, water weakens the soil and the wall further, and what would have been a one-day stabilization becomes a much larger structural project. Catching movement early is the difference between anchoring a wall and rebuilding it.
