Exterior waterproofing is the most thorough approach available, because it treats the problem where the water actually is. We excavate down the outside of the foundation to the footing, exposing the full height of the wall, and work on the surface that is in contact with the soil rather than managing water after it has already come through.

With the wall exposed, we clean it and repair what the excavation reveals: cracks, failed mortar joints, spalled concrete, and old coatings that have broken down. A waterproof membrane is then applied over the full wall face, extending from the footing up to grade, creating a continuous barrier between the soil and the foundation.

Drainage goes in at the same time. A tile drain is bedded in clean gravel at the footing to relieve hydrostatic pressure, wrapped so soil cannot silt it in, and pitched to a gravity discharge or a sump connection. Drainage board over the membrane gives water a clear vertical path down to that pipe instead of letting it stand against the wall.

The backfill matters as much as the membrane. Free-draining material against the wall, compacted in lifts so it will not settle into a trench along the foundation, and the final grade established with proper fall away from the house. Done correctly, the ground surface, the wall face, and the footing drain all work in the same direction.

It is a larger project than interior work, and it is not always the right call. Where access is tight, where a deck, patio, or mature landscaping sits against the wall, or where cost is the deciding factor, interior waterproofing often achieves a dry basement for less disruption.
